Job Description :

Our client in Green Hills is seeking a Property Manager to manage retail, mixed-use and office real estate properties by performing the following duties personally or through vendors.


  • Routinely inspect properties (including night time inspections every six months) to assess condition, identify potential hazards, and identify maintenance issues.  

  • Complete weekly inspection reports. 

  • Ensure that maintenance is at or above competing properties.  Communicate with tenant and management regarding maintenance needs and issues.  

  • Strive to keep tenants satisfied in order to minimize turnover.  Document inspections, complaints and their resolution and maintenance.  

  • Visit tenants regularly to assess interior of building and to understand tenant concerns. 

  • Arrange for alterations, maintenance, upkeep or reconditioning of properties as specified in lessee’s agreement or as agreed for non-leased property.  

  • Understand level of service expected at each property.  Oversee the day to day operation of the properties. 

  • Supervise maintenance related repair work for items such as landscaping, painting, paving, electrical, plumbing, HVAC, windows, etc.  

  • Respond to tenant requests/problems in a timely and courteous manner. Generate work orders directed to vendors. Code and ensure accuracy and compliance with contracts and insurance requirements of all property related vendors. Properly file reports and correspondence digitally or in a hard copy. 

  • Utilize work order system to understand trends and future needs. 

  • Perform the routine monitoring of all utilities for assigned properties.  

  • Prepare annual operating budget for each property and review budget-to-actual status of properties throughout the year but no less than quarterly. Compare costs to local and national standards.  

  • Assist Property Manager Supervisor in preparing capital budget. 

  • Assist Property Manager Supervisor with negotiating vendor contracts.  

  • Supervise vendor performance and be knowledgeable with the terms of vendor contracts.  

  • Responsible for knowledge and compliance with all company policies. 

  • Ensure that there is a 24-hour emergency coverage for assigned properties at all times.


Required Qualifications :


  • Bachelor’s degree in Business Administration or related discipline preferred. 

  • Minimum 15 years Property Management experience

  • Strong written communication skills. 

  • Must be able to write clear, coherent, grammatically correct tenant communication.  

  • Must be proficient in Word, Excel and Outlook.


 

Certificates and Licenses: 

 

IREM, BOMA, or ICSC designation or in process strongly recommended 

Affiliate Broker/Broker license.
